Summer time and the living is easy.  At least it could be if you were able to spend some time at the lake.  How about a home at the lake?  Private boat docks, fish cleaning facilities and picnic area for Simpson Lake Club owners only. 

We have a two story lake home with approximately 1687 sq. ft., per the McCulloch County Appraisal District.  The master bedroom is downstairs along with a full bath.  A small den, kitchen, formal dining room and living room make up the rest of the downstairs.  These areas are either carpeted or have linoleum, however, anywhere the carpet is pulled up, hardwood floors present themselves.  French doors divide the dining and living room areas.  The kitchen has not been updated in awhile, but it has plenty of storage and a large counter top separates it from the den for that open design concept.  All appliances will convey with the home.

Upstairs there are three bedrooms and a remodeled bath with shower.  Accessed from the third bedroom, a large deck is on the east side of the second story.  There is an outside stairway as well to this great deck area, the perfect spot for relaxing in the evening while viewing the activity on the lake.

This home has four window units for air which will convey and there is an earth stove in the living room and a propane heater in the den.  The carport was enclosed to add a game room.  There is a separate utility room for the washer and dryer and there is extra storage in that area as well.  The water heater is just a few years old.  This home has just been freshly painted outside and some rooms inside as well.  The composition roof was replaced just this April.

Simpson Lake Club does have a home owners association.  Fees are $60 per year.  List price $65,000.
