Terrain:

Wildlife: Deer hunters will appreciate very much that this ranch has produced a 201 B& C native deer.  There are large populations of turkey and deer plus coyotes and other predators.  In season, it has waterfowl hunting and dove hunting can be tremendous.

Minerals:
The Seller owns 25% of the mineral rights and he will convey all that he owns.
