Location. Situated
on one side of Salt Gap, this is one of the most spectacularly
beautiful ranches in the northern Texas Hill Country. It sits
astride the Brady Mountains, with over 250 feet of elevation
change.
Terrain.
Elevations reach 2030 feet on this gem of a ranch, giving it a
climate much nicer than many areas in Texas. A high ridge runs east
and west for 2 miles on the ranch, with stunning 30 mile views from
end to end. There are a number of canyons and deep draws, making it

improved grasses including Klein grass and B. Dahl bluestem, plus

History. The
region was pioneered in the 1860's, and countless head of cattle were
trailed north in the cattle drive days through Salt Gap.

list of improvements includes 2 houses, 2 sets of pens, 3 barns, and a
large shop building.
The main house is an attractive rock home with 3 bedrooms and 3.5
baths. The bedrooms are in a split design. The kitchen is roomy with an
island and plenty of counter space. The den has a rock fireplace and

The large horse barn has an office and a restroom, and is in very good

and stock water, there are 12 stock ponds distributed around the place.
Wildlife. This is
excellent game habitat. Whitetail deer are plentiful, and quality bucks
have been harvested here, up to a 188 inch deer. Free-ranging Axis deer
can be seen, as well as turkey, dove, and many other native species.
Minerals. Some
mineral interests may be included with the sale and are dependent upon
negotiations.
Taxes. Less than

Comments. This is
such a great ranch. It has all the improvements most people would want,
plenty of water, gorgeous scenery, and lots of recreational
opportunities. If I could afford it, it would be off the market
quickly.
