Location. The
majority of this ranch is in western San Saba County, with
approximately 38.4 acres in McCulloch County. It is on a lightly
traveled gravel county road, in a very quiet area.
Terrain.
This
ranch is so pretty, with all the features needed for a hunting
ranch, that we are calling it a "perfect hunting ranch." It has 4
species of oaks; blackjack oak, post oak, Texas red oak, and live
oak. It also has green briar, sumac, and other good browse species.
Additionally, there is not much cedar, only about 10% of the
countless trees on the place.
Several hills make interesting topography and very pleasing
scenery. A seasonal creek, Wild Cow Branch, runs the ranch. It has
good rocky creek bottoms and rock formations.

small primitive hunting cabin at the headquarters has a large covered
patio. It is near the water well. A large masonry water reservoir
stores plentiful water, and is large enough to serve as a swimming pool.
Water. The ranch
features a spring, which is in a rock formation in the creek bed. It
makes a dependable water hole for wildlife. It also has a water well and
water storage reservoir.
Wildlife. Deer are
plentiful. There are also a number of predator and fur-bearing species.
Minerals. A
portion of the minerals will conveyed with the sale. The amount
conveyed will be dependent upon negotiations.

Comments. This is
truly a very pretty place, with nice distance views and substantial
elevation change across the place. The density of the vegetation, along
with water resources, makes it great wildlife habitat. It's a great one
to see for those interested in a family or hunting retreat.
