Location: Menard County, Texas approximately 10 miles east of Menard.

Terrain: Extremely fertile land with low rolling terrain and more than 1.5 miles of beautiful river bottom bordering the San Saba River. The bottomland is gorgeous and productive, with around 75 acres of big, mature shady pecan trees.

Wildlife: There are whitetail deer, quail, dove, turkey, and a variety of other wild-life. Fishing on the San Saba River is an added attraction.

Minerals: Seller owns half of the mineral estate and will convey a portion with the sale of the ranch.

Price: $5,500 an acre

Comments: This property is extremely well-watered. It is also productive with income potential and the added attractions of hunting and fishing. Very neat and well-maintained.
