Location. This ranch is located in a very pretty part of
Comanche County, with a hard top entrance not far from town.
Terrain. This ranch is blessed with rolling hills,
great views and very nice home sites. In the bottoms, along the two creeks that
run through the ranch, there are numerous pecan trees along with oaks, elm, cottonwood and
mesquite. Along with the good native grasses there are approximately 40 acres of
coastal grass, that make this ranch desirable for horses or cattle.
Improvements. There is an older 2100 sq. ft. house that needs
some updating, but could really be a nice home. The house has a
living room, dining room, kitchen, utility room, den with a nice
fireplace, 4 bedrooms and 2 baths. Other improvements include
4600 sq. ft. barn, working pens and several out buildings. All
outside fences are in very good shape as are the cross fences.
Water. The ranch is well watered with 5 stock tanks,2 creeks
with holes of water even in dry times. There are 3 wells with one
good tasting well supplying the house. The largest
stock tank has a seep in it to help with the water level.
Wildlife. This ranch is mainly suited for ranching with such
good graze, but also has some good deer and turkey for hunting. With
a lower deer population, the quality of this animal is extremely
good.
Comments. A ranch of this quality is hard to find this close
to the Dallas metro-plex. It would be a great place for a group of
horse people or hunters or a combination of both. Includes a paved
road.
Price: $3300 per acre
