Summary. This is truly some of the prettiest acreage in this part of the country. It has a hill with miles-long views of unspoiled countryside. There are numerous red oaks, some live oaks, not many juniper cedars, and very little mesquite or cactus.
Location. Located on the outskirts of the little town of Rochelle, (which has a school district ), this is 11 miles east of Brady, “The Heart of Texas”. It has paved frontage, and it’s just over 2 hours to Austin and about 2.5 hours to Ft. Worth.
Terrain. The prominent feature of the landscape is the hill, with very pleasant views to the north and east. Almost all the acreage is treed with hardwoods, mostly red oaks. It has very little prickly pear or mesquite.
Improvements. The residence which is currently occupied is a mobile home in good condition. It’s a 3/2 with a nice deck overlooking the countryside. Nearby is a 12 by 10 shop/storage building. And a bonus is the hunting cabin at the back of the property.
Water. City water is supplied to the residence, and a pretty stock pond surrounded by oak trees is near the hunting cabin.
Wildlife. Whitetail deer are plentiful, along with feral hogs and other native species.
Minerals. Up to 100% of the minerals owned by the current owner will be available with an accepted contract.
Comments. There are two antenna towers on the acreage, which bring in over $7,000.00 a year in income to the owner. The hunting cabin needs some repair work. There may be oak decline on the property.
