Property Description

Summary.  This ranch has multiple elevated homesites with beautiful vistas.  It is rugged Texas Hill Country, the green hills and limestone bluffs are very appealing.  Power and water are there, so it’s great for a hunting ranch, and it has all the ingredients for customizing a quiet peaceful retreat for your family.

History.      The Luckenbach Ranch has been in the same family over 112 years, since 1909. It was named after Fritz and Anna Luckenbach from Fredericksburg, who settled in old “Menardville” in 1888. Fritz started a barb wire fencing company, and eventually opened a hardware store in Menard. Then he opened Luckenbach Ford Motor Company. The current owner is the great grandchild of Fritz Luckenbach.

Location.    In one of the prettier areas of the Texas Hill Country, it is within 3 miles of Menard and 35 miles west of Mason.  That puts it about 2.5 hours northwest of Austin and 1 hour from San Angelo or Fredericksburg. The ranch has paved frontage on FM 29.

Terrain.      The terrain is very scenic, with 210 feet of elevation change. It has some terrific panoramic views. The ranch is very well wooded, with live oak and juniper or cedar, and some shin oak and mesquite. In addition, there are pecan trees in the ravine.  There are limestone bluffs, and elevations with beautiful homesites that have appealing scenery overlooking the ravines on the ranch.

Improvements.    The west and north fences are new and are built with good tight lock netwire. The east fence is fairly new. Electric power is on the ranch.

Water.         A water well on the ranch has an electric submersible pump and is powered by a solar panel.  It provides water to a large concrete cistern and 2 water troughs.  There is also a seasonal stock tank at the north end of the ranch.

Wildlife.      Wildlife are plentiful here, whitetail deer, turkeys, dove, and occasionally hogs. Foxes and other natural predators inhabit the ranch as well.

Minerals.    A substantial portion of the mineral estate will be conveyed with an acceptable offer.

Price.           $3650 per acre.

Comments.           A number of fossils are found at the “sea shell tank” on the place.  This area also contains a supply of good caliche for road base and building pads. A wood pole electric transmission line crosses the north end of the ranch.
