San Saba River Front Home

Posted on: August 25th, 2017 by Mike Barbour

We have a choice new listing on the San Saba River, between Brady and Llano.  It is near the quaint village of Voca.  This little community is in a beautiful setting, fertile land with treed hills in the background.  A very peaceful and quiet place for your family and friends.

Terrain.  The north end of this property is elevated, with nice views of Hill Country and businesses in the area.  This part is well wooded and holds a substantial amount of game.

The home, guest house and barn are in this area. In the middle of the place is a grassy meadow surrounded by trees.  This is right below the house, so it gives you a great viewing area from the house.  A game feeder there has wildlife frequently.

Below the  meadow are the large pecan and elm trees along the river.  It is very pretty there, shady and inviting.  Then you have the riverfront.  The river ripples and gurgles and makes a very pleasant sound.  What a great place to spend time relaxing, fishing, or canoeing.

Improvements.   The current owners built a nice compound for themselves, including a house, shop, guest house and equipment shed/barn.  The house has a large 40 foot long deck, partly covered and part open.  It’s an enjoyable spot for an evening beverage or your morning coffee.  There are no nearby neighbors to create any noise.

The home is nicely furnished in western décor and custom knotty alder cabinets.  It is very low maintenance, with stained concrete flooring and steel structure.

The guest house is about 50 yards away from the house.  A really attractive wood cabin, it was built by Amish craftsmen. The cabin and house are both 1/1 structures.  The house has a bonus room which could easily be used as a bedroom.  Which would then give you 3 bedrooms and 2 baths together.

A large shop/man cave is at the back of the house.  It is neat and clean with tons of storage.  It has 14 foot walls and rollup doors on each end.

Water.   Water is abundantly available.  The houses are supplied by the on-site well, which is capable of producing up to 200 gallons per minute !  And obviously you have the river frontage as well.

Wildlife.  Whitetail deer are plentiful in the area, and this is good habitat for turkeys and other native species. It was not hunted for deer in 2016.

Minerals.  The owners believe they own all the minerals, and are willing to include them with an acceptable contract.

Comments.  This home and acreage makes a great place to live, or for recreation and entertaining.

It can be yours !

There is a beautiful brick home in Country Estates subdivision that has come on the market recently, and for all intents and purposes, you might as well call it new.  It was originally built in the 70’s, but it has had a complete over haul.   Starting at the top with a new composition roof to the bottom with all new flooring, this home sparkles.

It is just under 1500 sq ft. of living space with a two car garage attached.  It sits on almost 5 acres of land with fenced pastures, a goat shed, and 3 outside storage units.  Two have electricity, one has electricity run to the front of the building.

There has never been a home more “move in ready” than this one.  Located just one mile outside the city limits, you are free to choose your utility provider while the city provides water and trash pickup.  Why don’t you give us a call to come and see for yourself?  List price $187,500.

We have a bargain price on this functional building, which has highway frontage on U.S. Highway 377, ample parking, and a corner location.  The highway frontage gives it a high traffic count and good visibility.  The building is approximately 2500 sq. ft. with a cement floor throughout for easy cleanup.  The roof is metal and the walls are masonry, for a durable low maintenance structure.

When the current owners purchased the building, they completely updated the plumbing bringing all into compliance with ADA standards.  New pipes from water line to building were installed as well.  Most electrical within the building was redone.  A tankless water heater was installed as a cost saving measusre.  The building has central heat, and relies on window units to cool.

This is a viable business location in a great little town.  Call right away for an appointment to see this choice investment property.
