Brick Home – 2032 Calf Creek Road

Posted on: July 8th, 2021 by Mike Barbour

On the Southwest side of town, we have a lovely brick home which has been well maintained.  The home has 1,044 sq. ft., which may seem small, but all space has been used creatively.  It sits on a slab base and has a composition roof.  There are three bedrooms with two baths.  The former carpeting has been replaced with vinyl plank flooring throughout the home. The paint scheme in all rooms is neutral.  No retouching needed, as the saying goes, “move in ready”.

The kitchen has plenty of cabinetry and a large counter area dividing the kitchen from the dining area.  An electric stove, dishwasher and refrigerator will convey.  There is a sliding glass door that overlooks a small patio in the backyard which is fully enclosed by a chain link fence.  In the living room, there is a white brick wood burning fireplace, ceiling fan and windows at the front of the home.  It even has a small “coat closet” at the front entry.  There is a single vehicle automatic garage door.  The garage also holds the utility room with washer and dryer hookups.  The fully compliant electric water heater was installed in 2017, and the CH/CA unit was replaced in 2015.

This is an extremely nice home that would be ideal for so many different scenarios, single person, small family, retirement couple.  Just bring your own ideas for decorating because everything else is taken care of!

Luckenbach “A” Ranch, 1,031 Acres +/- in Menard County

Posted on: June 17th, 2021 by Mike Barbour

Summary.  This historic ranch is on the market for the first time in over 100 years, since 1909 !  It is a beautiful property, with clearwater springs and elevations overlooking a canyon full of trees. It has seclusion, history, paved access, water and power on the ranch, wildlife, great views – all the ingredients for you to customize a great ranch retreat !

History.      The Luckenbach Ranch has been in the same family since 1909. It was named after Fritz Luckenbach Sr. and wife Anna, who moved from Fredericksburg and settled in old “Menardville” in 1888, when it was still part of the Old West.

Fritz was a blacksmith.  He started a barbwire fence company when the ranchland in the area was open range.  He then started a windmill company, and eventually opened Luckenbach Ford Motor Company in Menard.

The ranch is now being offered, for the first time, by Fritz Luckenbach’s great grandson and namesake.

Location.    In one of the prettier areas of the Texas Hill Country, it is within 2 miles of Menard and 35 miles west of Mason.  That puts it about 2.5 hours from Austin and 1 hour from San Angelo.

Terrain.      The terrain is very scenic, with 140 feet of elevation change. The ranch is mostly wooded, primarily live oak and some shin oak, along with mesquite and juniper trees, and a few mature pecan trees. There are limestone bluffs, and elevations with beautiful homesites that have appealing distance views.

Improvements.     The ranch will soon be fenced entirely, the east side fence will be new and the fence on the other sides is in fair to good condition.  Electric power is in place in 2 locations.

Water.  Multiple springs flow thousands of gallons of crystal clear water daily.  The springs are active year round, except in very dry periods. The Jackson Hole is fed by the springs and it attracts game animals, birds and varmints. The water hole became widely known after a soldier who was stationed at old Ft. McKavett in the 1800’s deserted and was caught there. In addition, there is an old water well and windmill that needs to be reworked.

Wildlife.      The Luckenbach is very good game habitat. Whitetail deer are abundant, and the largest deer harvested for the year in the County has come off the ranch several times in recent years. Turkeys, dove, some waterfowl, and occasionally hogs can be hunted. Foxes and other natural predators inhabit this place as well.

Minerals.    100% of the Executive Rights and 33% of the royalties are available with an acceptable offer.

Price.           $3100 per acre.

Comments.           We invite you to make an appointment and get a personal tour of this historic ranch. Your unique additions and improvements will continue the ranching legacy and make it a blessed place for your family and friends.

New to the market, this home is a rare find.  It is on a corner lot in a superb neighborhood.  It has established trees, manicured lawn, and two lots.  The home is two story, constructed of stone and masonry.  Built in  the 60’s, it still retains some of the features of that era, however, it has incredible updating potential.  You have over 3,000 sq. ft. to work with!

The home has two distinct living areas.  Through the front door, you will find a formal living room which has floor to ceiling windows facing the back patio.  The other living area would be considered “open concept”.  The  side door opens into a family room/den with a full brick wall with  fireplace and mantle.  In the corner of that room there is a built in desk/bookcase office area which leads to a full bathroom. Conveniently located between the garage & den, it easily doubles as the proverbial “mud” room.  Washer & dryer are located in that oversize bath as well as an extra storage area.  The kitchen is rectangular with a small pantry.  It has a refrigerator, wall oven, electric cook-top and dishwasher which will convey.  Many, many cabinets and lots of counter space in this kitchen.

The master bedroom is downstairs with its own full bath, and two walk in closets.  Upstairs,  there are two additional bedrooms with a full bath and several additional storage closets.

This home is carpeted throughout, and has painted paneling.  There is bead board ceiling in the living room and a plank ceiling in the master bedroom.  The home has CH/CA with both the inside and outside units having been replaced in 2020.  It has two electric water heaters.

There is an oversized, attached, two car garage that has extra storage closets in it.  A small front porch, and a huge back patio are excellent places to relax in the evenings in the shade of some magnificent trees.  A small storage shed is on the property as well.

2100 S. High Street

On a corner lot, in a very nice area of town, we have a super nice brick home.  It has over 2300 sq. ft. of living area, CH/CA, two car attached garage, and a sprinkler system.  This home, built in the early 70’s, has been consistently updated to current trends throughout its existence.

It is a 3BR/2BA home, with a separate formal dining area as well a large eat in kitchen area.  The kitchen has lots of counter space and cabinetry.  The microwave has its own built in space above the counters, which of course, leaves more space for “essential” kitchen gadgets.  There is a small pantry area in the kitchen as well as a custom built pantry.  Everyone needs a place to store all the necessary “Tupperware” we’ve all collected along the way.  The laundry/utility room is off the kitchen and leads to the enclosed garage.

The three bedrooms are on the east & south side of the home.  The master has a huge walk-in closet and its own bath with shower.  The guest bath is in the hall and easily accessed by the other two bedrooms as well as the living room.

This home boasts energy efficient windows, fireplace, composition roof, and new ceramic tile flooring throughout the house as well as recessed lighting added in all the perfect spaces.  The entire home was custom painted inside and a brand new 19 Seer HVAC was installed. The garage has remote openers and key-pad access.  There is also covered parking for additions vehicles, boat or RV.

400 W. White St.

We have a two bedroom, one full bath home on a corner lot.  It has had some remodeling, and painting done in the last few years.  It also has had some nice little additions to make the home cozier.  A side porch was enclosed to make a nice office, sewing room, or “in a pinch” extra bedroom.  A front deck was also added with a covering to keep the elements at bay.  In the back, there is a covered walkway to the two car garage, with a natural stone patio area as well.

Inside, there is a nice living room with faux fireplace and electric logs.  A small dining room with built in corner cabinets is super cute.  The kitchen has an electric stove, microwave and portable dishwasher.  The kitchen countertops have been redone with “countertop” paint.

The living room and bedrooms are carpeted over hardwood flooring.  The kitchen and bath are linoleum.  This home has 1152 sq. ft., window units, composition roof, and a detached two car garage.  It has privacy fencing installed about 2017.  There are security cameras installed that the owner will leave for the buyer.
